Please read these Terms of Service carefully before using TinyRent. By creating an account or using the Service, you agree to be bound by these Terms. If you do not agree, do not use TinyRent.
TinyRent ("we," "our," or "us") operates a web-based rental property accounting platform at tinyrent.xyz (the "Service"). The Service allows small landlords to track rental income and expenses, connect bank accounts, auto-categorize transactions, generate financial reports, and export tax-preparation summaries including Schedule E worksheets.
TinyRent is designed for landlords managing 1–10 residential rental properties in the United States. The Service is not intended for commercial real estate, property management companies acting on behalf of third parties, or users outside the United States.
Access to TinyRent is currently invite-only. We reserve the right to accept or decline any registration request at our discretion.
You must be at least 18 years old to create an account. By registering, you represent that all information you provide is accurate and that you have the authority to enter into these Terms.
You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must notify us immediately at legal@tinyrent.xyz if you suspect unauthorized access to your account.
We offer optional multi-factor authentication (MFA). We strongly recommend enabling MFA to protect your account and linked financial data.
You may not share your account with others, create accounts on behalf of third parties without authorization, or use automated means to create or access accounts.
TinyRent is offered on a subscription basis. Current plans and pricing are listed at tinyrent.xyz. By subscribing, you authorize us to charge your payment method on a recurring monthly basis.
Cancellation. You may cancel your subscription at any time from your account settings. Cancellation takes effect at the end of the current billing period. You retain access to the Service until that date.
Refunds. We do not provide refunds for partial months or unused portions of a subscription period, except where required by applicable law.
Price changes. We may change subscription prices with at least 30 days' notice. Continued use of the Service after a price change constitutes acceptance of the new pricing.
Failed payments. If a payment fails, we may suspend access to your account until payment is resolved. We will attempt to notify you via the email address on your account.
TinyRent uses Plaid Technologies, Inc. ("Plaid") to enable secure connections to your financial institutions. By connecting a bank account, you agree to the Plaid End User Privacy Policy and grant Plaid permission to access your financial data on your behalf.
Data accuracy. Transaction data retrieved via Plaid is provided by your financial institution. TinyRent does not guarantee the accuracy, completeness, or timeliness of any data obtained through Plaid. Discrepancies between data shown in TinyRent and your bank statements should be resolved directly with your financial institution.
Access tokens. Plaid access tokens that authorize TinyRent to retrieve your data are encrypted using AES-256 and stored securely. We do not store your bank login credentials.
Disconnecting. You may revoke TinyRent's access to any connected account at any time within the Service. Disconnecting an account does not delete historical transaction data already imported into TinyRent.
TinyRent is not responsible for service interruptions, errors, or data unavailability caused by Plaid or your financial institution.
TinyRent is an accounting tool — not a licensed financial advisor, tax advisor, CPA, or attorney. Nothing in the Service constitutes financial, tax, legal, or investment advice.
Reports generated by TinyRent — including Schedule E worksheets, profit & loss statements, and other summaries — are based solely on the data you enter or import. The accuracy of these reports depends entirely on the accuracy of your input data and your categorization decisions.
Schedule E and other tax-related outputs are provided as a convenience to assist with tax preparation and are not a substitute for review by a qualified tax professional. Tax laws vary by jurisdiction and change over time. We make no representation that any report generated by TinyRent complies with applicable tax requirements.
You are solely responsible for verifying all financial data, confirming the accuracy of any report before submission to tax authorities, and consulting a licensed tax professional for advice specific to your situation.
Competitors such as Stessa and Landlord Studio include equivalent disclaimers. This is standard in the rental accounting software industry: no software tool can substitute for professional tax guidance.
You agree to use the Service only for lawful purposes and in accordance with these Terms. You agree not to:
You are responsible for ensuring that your use of the Service complies with landlord-tenant laws and fair housing regulations in your jurisdiction. TinyRent does not provide legal guidance on such matters.
Our collection and use of personal information is governed by our Privacy Policy, which is incorporated into these Terms by reference.
Data ownership. You retain ownership of all data you enter into TinyRent, including property information, income records, expenses, and documents. You grant TinyRent a limited license to store, process, and display your data solely to provide the Service.
Security. We apply industry-standard security practices including AES-256 encryption at rest and TLS in transit. However, no system is completely secure. We cannot guarantee absolute security of your data and are not liable for breaches caused by factors outside our reasonable control.
Data export. You may export your data at any time using the export tools within the Service (CSV and PDF). We recommend maintaining your own records independent of TinyRent.
Data retention. Upon cancellation or account termination, we may retain your data for up to 90 days before deletion, except where we are required by law to retain it longer.
No data selling. We do not sell your personal or financial data to third parties.
The Service integrates with the following third-party services. Your use of these integrations is subject to each provider's own terms and privacy policies:
TinyRent is not responsible for the availability, accuracy, or conduct of any third-party service. Changes to third-party services may affect certain features of TinyRent without advance notice.
The Service, including all software, design, text, graphics, and other content created by TinyRent, is owned by us and protected by copyright, trademark, and other applicable laws. These Terms do not grant you any rights to TinyRent's intellectual property beyond the limited right to use the Service as described herein.
You retain all intellectual property rights in the data and content you submit to the Service. By submitting content, you grant us the rights necessary to operate and improve the Service.
Disclaimer of Warranties
The Service is provided "AS IS" and "AS AVAILABLE" without warranties of any kind, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or free of harmful components.
Limitation of Liability
To the maximum extent permitted by applicable law, TinyRent and its officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages — including but not limited to loss of profits, data, or goodwill — arising out of or related to your use of the Service.
In no event will our total liability to you exceed the greater of (a) the amount you paid to TinyRent in the 12 months preceding the claim, or (b) $100 USD.
This limitation applies whether the claim arises in contract, tort, negligence, strict liability, or any other legal theory, even if we have been advised of the possibility of such damages.
Some jurisdictions do not allow the exclusion of certain warranties or limitation of liability for incidental or consequential damages, so the above may not apply to you in full.
By you. You may close your account at any time from your account settings. This constitutes cancellation of your subscription as of the end of the current billing period.
By us. We may suspend or terminate your account immediately if you violate these Terms, engage in fraudulent activity, fail to pay applicable fees, or if we discontinue the Service. We will provide notice where reasonably practicable.
Upon termination, your right to use the Service ends immediately. Sections 5, 9, 10, 12, and 13 survive termination.
These Terms are governed by the laws of the State of California, United States, without regard to its conflict of law principles. Any disputes arising under these Terms will be resolved in the state or federal courts located in California, and you consent to personal jurisdiction in those courts.
Informal resolution. Before filing a formal claim, you agree to contact us at legal@tinyrent.xyz and attempt to resolve the dispute informally for at least 30 days.
Class action waiver. You agree to resolve disputes with TinyRent on an individual basis and waive any right to participate in a class action lawsuit or class-wide arbitration.
We may update these Terms from time to time. When we do, we will update the effective date at the top of this page and, for material changes, notify you via email or an in-app notice at least 14 days before the changes take effect.
Your continued use of the Service after the effective date of any changes constitutes your acceptance of the updated Terms. If you do not agree to the updated Terms, you must stop using the Service.
